With uninterrupted views across Tamarama and Bondi, the goal wasn’t to squeeze more into the space. It was to create a home that felt calm, warm and connected to its surroundings. Rather than filling the apartment with features for the sake of it, Marco Projects focused on how the homeowners would live, using that understanding to guide every design decision.
The result is a home that feels spacious, practical and beautifully livable.

Designing Around How The Homeowners Live
When it came to defining the must haves for this apartment, the focus wasn’t on adding more storage or packing additional features into the floorplan. Instead, Marco Projects wanted to create a home that felt calm and considered while making the most of its incredible coastal outlook.
“We wanted the apartment to feel calm and luxurious while working with the beautiful views out to Tamarama and Bondi.”
That thinking influenced every decision throughout the project. Rather than introducing lots of different materials and finishes, the team focused on creating a home that felt cohesive, comfortable and easy to live in. The views and natural light already did the heavy lifting, so the interiors didn’t need to compete for attention.
It’s a reminder that successful apartment renovations aren’t always about adding more. Sometimes they’re about knowing what to leave out.

Solving The Layout Challenges
One of the biggest challenges was finalising the layouts for the kitchen and main bathroom. Questions like whether to include a shower over bath or whether a breakfast bar was worth sacrificing valuable floor space for weren’t immediately obvious.
Rather than defaulting to popular renovation features, Marco Projects spent time understanding how the homeowners used their current apartment and how they envisioned using the renovated space in the future.
“We try and understand which items make sense for our clients and which don’t, instead of implementing certain features for the sake of it.”
That approach helped shape the entire project. Every design decision needed to earn its place and improve the way the homeowners would use the space day to day.
It’s a simple idea, but one that’s often overlooked. The best layouts aren’t necessarily the ones with the most features. They’re the ones that work best for the people living in them.

How A Consistent Material Palette Changed The Feel Of The Apartment
Most apartments are limited by floor space, ceiling height and flow. Rather than fighting those constraints, Marco Projects worked with them.
One of the biggest decisions was committing to a consistent material palette throughout the apartment. The same joinery colour and stone surfaces were used across multiple rooms, while similar tones were carried through the flooring. Walls and ceilings were painted the same colour to create a softer backdrop and help the apartment feel more open.
The Warm Brushed Nickel finishes play an important role too. Used throughout the kitchen, bathrooms, laundry and cabinetry hardware, the finish creates consistency from room to room without making the spaces feel repetitive.
“You’re limited on space, ceiling height and flow in most apartments. We usually suggest sticking with one or two main colour schemes and keeping materials consistent throughout.”
By limiting the number of materials and finishes, the apartment feels calmer and more spacious. Instead of your eye jumping from one feature to the next, the focus stays on the natural light, the views and the way the spaces connect.


Making Every Square Metre Work Harder
Storage is always one of the biggest challenges in apartment living, but Marco Projects believes the best storage solutions come from understanding how people use their homes.
One of their favourite additions in this project was transforming an existing hallway nook into a practical storage cupboard. The taller joinery includes a dedicated power point for charging a vacuum cleaner while keeping brooms, cleaning products and household essentials neatly out of sight.
It’s a simple addition, but one that makes everyday life significantly easier.
The team also takes a hands on approach when planning furniture layouts and storage opportunities. Before construction begins, furniture is physically drawn onto the concrete slab so homeowners can walk through the space and understand exactly how it will function.
“We draw out furniture on the concrete slab and do a physical walk around so clients can understand where they can fit more storage.”
This process often uncovers opportunities that don’t show up on plans and helps homeowners make more confident decisions about custom joinery, furniture placement and storage solutions.

The Features Marco Projects Loves Most

The Quantum Quartz island block positioned at the entrance to the kitchen.

Acting as the focal point of the space, it creates an immediate sense of scale and anchors the entire kitchen. Despite the apartment’s compact footprint, the island gives the room a sense of presence and helps define the living area.
The team is equally proud of the custom dining room joinery, which wasn’t finalised until after physically walking through the space with the homeowners and mapping out the dining table location on the slab.
Once everyone could visualise how the room would function, it became clear that custom joinery would add genuine value to the way the space was used every day. It’s a great example of how thoughtful planning often leads to better long term decisions.

The Biggest Lesson From This Renovation
If there’s one takeaway from this Bondi apartment renovation, it’s that less really can be more.
It’s easy to feel pressure to include every possible feature when renovating a smaller space. More storage. More seating. More joinery. More functionality. But successful apartment design isn’t about fitting more into a floorplan.
It’s about understanding how you live and making thoughtful decisions around that.
